Pattaya, the 10th of April 2008 [Pattaya Daily News]: Ocean Marina Yacht Club, exclusive yacht club, 5-star hotel and world-class marina facilities, the first of its kind in Thailand, plans to invest about 80-100 million Baht in renovation budget for its hotel and Marina Yacht club main structure and interior under the Small Luxury Boutique Resort concept in Nautical style. Highlighted are Marina Millionaire Lifestyle strategy to capture Niche and Hi-end markets. Announcing its’ readiness to organize International Sailing Competitions as part of becoming a Yachting hub of Thailand. It expects more than 40% increase in occupancy rate by the end of 2008 and achieving 50% increase in occupancy rate in 2009.

Ms. Nusara (Assakul) Banyatpiyaphod, president of Ocean Property Co, the Ocean Portofino condominium in Pattaya revealed that Pattaya experienced continuous increase in the number of tourists, approximately 10% per year. Currently, Pattaya welcomes more than 6.85 million tourists each year, 73% are foreigners and 27% Thais. Most of the tourists travel to Pattaya for leisure and entertainment, as well as, to meet with the challenging activities which Pattaya has to offer. Particularly, Sailing is gaining an increasing interest amongst athletes every year. This is noticed by an increasing number of entries in the sailing competition each year. Thailand experienced an increase of 5-10% per year per tournament. Ocean Marina Yacht Club earned approximately 32 million Baht from its operation last year, 30.88% of which was revenue from room occupancy and marina operations. This year, the revenue target for both room occupancy and marina operations is set to achieve 36 million Baht, 12.50% increase from the previous year, with expected occupancy rate to increase by more than 40%.

For the year 2008, Ocean Marina Yacht Club business operation strategy will focus on interior renovation of the Hotel and Marina Yacht Club, to meet with the rapid increase in the number of customers. The company has allocated approximately 80-100 million Baht for the renovation plan. Dividing the process into two stages; Firstly, the interior renovation process of the Hotel, scheduled for 2-3 quarter of this year, under the concept Small Luxury Boutique Resort in a Nautical style for all the 51 rooms of the hotel. Focus will be placed on providing complete facilities to cater for Niche and Hi-end market, in addition to providing abundant and spacious meeting and banquet facilities for groups of customers. The remaining 50-70 million baht renovation budget will be for the construction of 1 additional marina slip that could dock a 35-40 feet Yacht. This would increase dock capacity by 130 yachts, from the previous capacity of 200 yachts, bringing the total to 363 yachts. More over, the project would increase dry dock capacity by 200 more yachts, to accommodate the increasing number of customers each year. In 2006, the marina provided services to a total of 257 Yachts, an increase of 8.44% from the previous year; and in 2007 the number increased to 300 Yachts or 16.73% increase. This year, the marina is expected service up to 340 Yachts, 13.33% increase. Whereby 10% are Thais and 90% are foreigners.

In regards to service and activity, Mr. Kla Kitchakarn Vice President Hospitality Business of Ocean Property Company revealed that this year the company plans to implement Marina Millionaire Lifestyle marketing strategy to capture the niche and Hi-end markets who seek marina-leisure lifestyle, aims for both Thais and foreigners. Emphasis will be placed on service excellence in Room and Restaurants service. In addition, we have organized sailing competitions to cater for customers needs, such as; the monthly sailing competition, the ‘Ocean Marina Weekend Race’ which aims to enhance sailing skills. The competition welcomes about 60-70 entries each month; the ‘Top of the Gulf International Regatta – TOGR’, an annual international sailing event which attracts more than 500 local and international sailors each year; the ‘Platu Coronation Thailand Championship’ competing for Royally sponsored HM the King’s Platu Coronation Cup. The event is viewed as Thailand’s greatest sail racing competition under the Platu category; and the youth sailing competition ‘Ocean Marina Optimist Championship’ that provides the opportunity for both Thais and International young sailors to learn and develop their sailing skills to their full potential and to foster the love for sailing as a sport, as well as, to cultivate new generation of young skippers in international competition in the future.

In addition, Ocean Marina Yacht club has organized series of sailing activities, such as; ‘Sunset Sail’ package for those who do not have much time but want to gain sailing experience while enjoying the beauty of Pattaya’s sunset; ‘Life Afloat’ package for those who wish to spend a night on a yacht; ‘Exclusive Trip’ package – a private trip to the island and enjoy the ‘Full Moon Party on the Yacht'; and lastly the ‘Treasure hunt Trip’ package aimed at seminar group of people who look for adventurous outing style etc.

Mr. Kla Kitchakarn further added that with regards to sailing and yachting sport services, Ocean Marina Yacht Club has put together selected services such as; Sailing School by partnering with ‘Yacht Pro Sailing School’ which emphasize on developing sailing skills in adults and ‘Vayu Sailing School’ which will provide basic sailing techniques to young sailors and small children; Sail Boats and Yacht Building House – currently there are 5 houses from previously 3 houses, all of which will cater for both local and international demands; and Boat supplies and parts shops etc.

The Ocean Marina Yacht Club expects that with the implementation of proactive marketing strategy, accompanied by complete renovation plans, the company would be able to achieve the target revenue of 36 million Baht by the year end, from both the hotel and marina business operations. A 12.5% increase in revenue compared to the previous year, derived from 40% occupancy rate. The company expects occupancy rate to increase by 50% in 2009, contributing to an achievement of about 44 million Baht in revenue, Mr. Kla Kitchakarn concluded.
