Ocean 1 – Will It Or Won’t It Be Good For Jomtien?

The Condos have been getting higher and higher, for years. But now they are talking about building one that has 91 floors! Can you imagine it 91 floors. Why not go the whole Hog to 100?

   Can’t you just imagine Pattaya City Councillors sitting on the edge of their seats, with gaping jaws as the people from Siam Best Enterprises put forward their almost unbelievable proposal. Could this really be the future for Jomtien?

   If all goes well, in just four years time, Ocean 1, a 91 floor luxury Condominium, will have been built, at a cost of around five billion baht, on a prime site not far from the new Immigration Centre on Soi 5.

   When it’s completed in 2010, these highly reputable developers predict, it will put dear old Jomtien on the World Map. Big time!

   And think of ‘The Face’, let alone the Cash, that it should bring in…..

   The estimated Financial Figures presented to the Councillors by Siam Best Enterprises, must have made their mouths water, as they imagined future coffers overflowing with lovely lolly (cash).

   An estimated 800,000,000 bht in Transfer Tax would be paid in.

   And another 800,000,000 bht in VAT.

   Sales to Overseas Purchasers alone could reach up to $US 200,000,000.

   PLUS, PLUS, PLUS, PLUS!!!

   So can you blame the Council for giving this obviously potential ‘money spinner’ the go-ahead. In principle that is, at this stage.

   Then, as I said, there is ‘The Face’.

   Jomtien is virtually unknown, yes it is, in this great wide World of ours. But, being able to boast, of having ,not only, the 20th tallest building on the Planet. Ocean 1, will be THE TALLEST RESIDENTIAL BUILDING IN EITHER ASIA, AFRICA, EUROPE, SOUTH AMERICA OR AUSTRALIA . (Fanfare!!!!)

   Ah! Jomtien. So popular among male aficionados of the ’Good Life’, will, if Ocean 1 goes up, be Famous, when it was once thought Infamous!

   But inspite of the thousands of jobs it will bring for building workers (hope they have a good head for heights) and a huge demand for supplies of materials of all kinds, there are many who fear the effect that Ocean 1 will have, on Jomtiem’s fragile infrastructure, and facilities.

   It’s all very well, is it not, for powerful Property Developers, and Councillors, to make decisions about these things, based on Finance, but do they always take into full account, I wonder, the effects it will have, on the Environment, and the Quality of Life, of those ordinary folk who live, and work, in the vicinity?

   We sent Pattaya Daily News reporters out into the streets of Jomtien to ask the locals, what they really thought about the Ocean 1 Project……

   The following, is just a little of what they said –

   “We are short of Water now. How can we possibly supply another, what is it? Another, 611 new Condo Apartments?”

   “ We have enough ‘Black Outs’ as it is. Where are they going to get the Electricity from, for all the appliances in that huge building?”
  
   “ The road leading to the proposed site, is just too narrow. It won’t’ be able to handle the increase in traffic. It’s bad enough now, in the rush hour.”
  
   “ I wouldn’t like to be up there if there was a fire. The local Fire Brigade couldn’t handle it. Anything over xx floors is too high for them.”
  
   “ Farangs are always jumping off Condos. Can you imagine what it would be like if they jumped off say, the 85th floor? Splat! Ha ha ha….
       
   “I hope it is Earthquake proof! Well, you never know……

   “ They will need lots of Cleaners. I think I will start a Cleaning business
  
   “ Condos, Condos, Condos. I am fed-up with Condos”
   “From the picture you showed me this Ocean Condo is going to be very beautiful. Wish I could live in something like that”

   “I welcome the Project. Local Business men like me can’t have too many customers. We will make a lot of money supplying first the hundreds of building workers, and then the occupants with Food. My sons are already asking for new Motorbikes, on the strength of it! But I told them to shut up. It’s not been given the green light yet.
Right now it’s what Farangs call ’Pie in the Sky’……”

   Over all feeling in the street was at best, enthusiastic, and at worst, apathetic.

   There is no doubt here in the offices of Pattaya Daily News, that Ocean 1
is an amazing opportunity for Jomtien to gain lots of International ’Face’,
and loads of lovely cash from both Home and Abroad. But, it is such a mind blowingly gargantuan Project, that the fears and concerns of local people must be listened to, and taken seriously. It’s their Town after all!

   Perhaps the Chairman of Siam Best Enterprises, Mr Bruno Pingel, will
be so kind as to grant Pattaya Daily News an exclusive interview at a convenient moment in the near future, in order to answer some important questions which may help to allay those fears?…….over to you Sir. 

   PS. I bags the Penthouse! HOW MUCH? Oh! Forget it.
