This area is an ideal location, positioned between the two main commercial and tourist centres of the city; (South Pattaya and Jomtien). The house is merely a few minutes drive from a host of amenities, such as the best beaches, supermarkets, luxury restaurants and bars, shopping malls, markets and a variety of other convenient services.

Public transportation in the form of “Song-Taos” (baht buses), that travel up and down Thappraya Road at all hours of the night and day, making it very easy for you and your family to enjoy yourself without the need to drive on the busy Pattaya City roads. Entertainment in the area includes; “Pattaya Park” (water park & revolving tower restaurant), Go-Karting, Cinemas, Tenpin Bowling and Dong Tan beaches. At night for the adults – there is a host of bars and clubs in the local area including of course, the notoriously well known “Walking Street,” which lies back towards South Pattaya.

Security Guards are onsite nightly between the hours of 6.00pm – 6.00am, but the property also has large electric (remote access) security gates fronting the entrance to the residency. An extensive state-of-the-art 4-camera CCTV security and alarm system (with video phone), is installed, thus giving you complete “peace of mind” when it comes to safety. However, since construction was completed on the estate, there has not been a single incident at any of the 7-properties. In addition to the extensive security features, there are also large fire extinguishers positioned in every area of the house, in case of an emergency.

The property on offer is situated on a 416 square metre block of land, which makes it the largest of the seven houses within the development. The house itself is a two story construction, designed with a mixture of European and traditional Thai architecture. The floor space of the house itself is just over 320-square metres encompassing an attached double garage, so this puts it among one of the largest homes in the Pattaya City area.

One focal point of this extensive property has to be the magnificently landscaped garden, which encompasses a custom design swimming pool and a re-circulating water feature. Adjacent to the pool is an outdoor shower, and sun beds are provided for you to dry yourself off after a few hours in the pool. The outdoor entertainment area is completed with a 10-seat dinning table and shade umbrella, ideally suited for entertaining guests. Included are a variety of traditional Thai statues, ornaments and wall hanging stone carvings to beautify this extremely functional garden, which is also extensively lit by ornamental ground lamps at night.

Another feature unusual in Thailand is that the ground has been covered in luxuriously thick grass, plus carefully placed stepping stones have been laid, allowing you to reach your door in the wettest of conditions without any hassles. The front door to the house is situated on the rear wall of the massive double garage, but there is also a secondary, solid wooden door that takes you from the courtyard into the garden, where by you can access the house by using one of three large double glass sliding doors.

Regarding the interior of the house; – It is a very open plan with a continuation of functional European interiors and traditional exterior Thai design, with the white marble floors being a feature throughout the house on both levels. A variety of high quality Persian and fur rugs positioned throughout the house thus giving it a final touch of luxury. A basic colour scheme of beige has been used by designers to offset the custom designed wooden doors and trimmings, with further attention to fine art and sculpture having been made. The interior designer used a variety of vases, artificial plants and intriguing artworks, which have been artistically positioned throughout the house.

Reverse cycle air-conditioning is fitted throughout, (approximately seven in total), and a solid wooden spiral staircase leads to the second floor. High 3-meter ceilings with architrave edges have concealed lighting featuring dimmable down lighting throughout every room, and there is also a WIFI access point for the property. Four large wide-screen LCD televisions with DVD plus Platinum UBC are in all the bedrooms (excepting the smallest bedroom).

The kitchen is fully equipped, with fridge, oven, hotplate set, microwave oven and range hood, together with black marble bench tops, There is a full range of cutlery, glassware and dinner sets etc. They are housed within wooden cabinets and cupboards, which match the traditional design of the rest of the house.

The open plan sees that the living and dinning rooms are combined, but separated by breakfast bar counters and the L-shaped lounge closes off the living room area from these kitchen & dining rooms. Light comes into the area through two large double glass doors looking onto the garden, and a small washroom / toilet is strategically positioned off the living / dining area, next to the stairs.

The big centrally positioned dining table has seating for ten people, which is a focal point of this area, along with a large widescreen LCD-TV, with UBC and DVD, plus a surround sound stereo system. This huge combined dining & living room area is the most used area in the residence, so the security system monitor is discreetly displayed on a side table.

The ground floor master bedroom features a huge king size bed this main bedroom has many other features, such as a complete wall dedicated to wooden wardrobe with mirrored doors and one wardrobe houses a personally coded safe. The huge en-suite is practical in design, with twin sinks, an extremely large rain shower room and even a separate Jacuzzi. All en-suites feature have designer tiles and set into the standard wall tiles are customised art tiles in relief to accentuate the design of the room. Taps and accessories are of a high quality standard and while not ostentatious, were very functional none the less.

All three of the remaining bedrooms all feature “King sized” beds, and are all located on the second floor and have large en-suites similar in size to the main bedroom with big rain showers etc, but no Jacuzzis. Walk-in wardrobes are a feature as are the large widescreen LCD-TV’s, with UBC and DVD; – (These are not in the slightly smaller bedroom, which was probably intended as a maid’s quarters or young children’s room).

At the top of the stairs, the second floor lounge area has double glass sliding doors leading out onto a balcony that runs the full length of the house, with the design of this second floor being the same as the floor below, thus including artwork and statues etc. Sliding doors from one of these upstairs bedrooms lead to this same balcony, which overlooks the garden below. Upstairs bedroom ceilings are the same as the ground floor, but the lounge area is different with a golden chandelier above this area, and looking higher, one can see the open wooden ceiling, displaying the framework of the roof in beautifully polished timber.

This idyllic mansion is priced at 19-million baht (firm) for a fast sale of what is your ultimate inner city dream home. Alternatively the owner would consider accepting 100,000 baht per month rental (200,000 baht bond and the first month rental paid in advance to initiate the lease), but only would consider long term tenants of 1-year or more.
