9 Karat Condo Managers Address Resident Concerns

An agreement was reached with irate co-op owners at the 9 Karat Condominium building and the building management. A resident committee will be created to work with management to address complaints, which include lack of security guards, a swimming pool in disrepair, and staff workers who don’t speak English.

PATTAYA – September 15, 2012 [Pattaya Daily News]: A follow-up meeting was held at City Hall to settle a dispute between disgruntled condo owners and the management of the 9 Karat Condominium building.

On September 12, 20 co-op owners had filed a complaint with City Hall, charging management with neglect of their building and being inaccessible for addressing concerns. In response, the city arranged for a representative of the 9 Karat Juristic Person management entity, executive chairman Mr. Pornchai Namomaiwibul, and several of his co-workers to attend the September 15 follow-up meeting.

The co-op owners, which include both Thai and foreign citizens, listed their complaints at the follow-up meeting. The first was a safety issue. While residents had been paying monthly maintenance fees, the management had not hired security personnel to protect the premises.

Second, residents complained that their monthly water bills had doubled. Third, the building’s swimming pool has been shut down for repairs, but no work was being done to fix the pool and reopen it.

Fourth, the building staff workers are not able to speak English, so they cannot communicate with residents and cannot clarify matters when problems occur.

In response, the condo management said they will first discuss the security matter and take corrective action within one week.

Later in the meeting, the residents and management agreed to create a committee composed of a resident representative from each floor. The committee would work together with the Juristic Person management team to solve problems, and also would meet regularly every four months. The meeting ended with both sides resolving to solve problems together in the future.


9 Karat Condos Losing Luster For Long-Time Owners

About 20 co-op owners of the 9 Karat Condominium building filed a complaint at City Hall, alleging management neglect of the property. The condo owners have been paying maintenance fees for 10 years, but nothing has been done to improve the aging central Pattaya building.
